Please read these terms and conditions carefully as you will be bound by them. A contract between you and The Sandy Duck will come into existence on the date on which you reserve a room with us. Your contract is with The Sandy Duck Ltd.



Check-in is from 3pm-6pm. Should you be arriving before 3pm you are welcome to park up and go off to explore Falmouth . We are sometimes able to accommodate an earlier check in so do let us know if this is the case. Should you be arriving after 6pm or prefer a contactless check in please let us know and we can send you codes to access the property. We are unable to accommodate arrival after 6pm without prior arrangement. Check out is by 11am. 



Rooms may be reserved with a valid credit or debit card. A 50% deposit is required to confirm a booking. The outstanding balance for your stay will be charged to the card on file on the day of check-In. Any additional charges incurred during your stay shall be charged to the card on file unless other arrangments have been made. 

Payment can be made by debit or credit card. A minimum 2 nights stay is required during high season (May-October) and over weekends (November-March)

We welcome families of all ages. Please note our access statement for suitability. We can accommodate a cot on request subject to availability in all rooms however in Bedroom 2 & 6 this can limit availale floor space. Room 8 also has a single sofa bed.

Confirmation of your booking will be sent by email subject to your providing a valid email address.



We are required by law to maintain a register of our guests. Residents of the United Kingdom shall provide their full names and nationality. All other guests must provide their full name, passport number, place of issue and details of their next destination. You agree we may retain this information for up to 12 months.


Room Rates

Rates are per room per night for 2 people and include breakfast, WIFI, daily housekeeping,VAT and an afternoon treat.

For single occupancy please deduct £10. Room rates are subject to change.

Our maximum occupancy per room is as follows:

We accept all major Credit and Debit cards.



In the event of a cancellation the following policy applies.

Cancellations must be made in writing by email at least 14 days prior to the arrival date. Guests must cancel reservations at least 14 days before arrival to avoid losing their deposit. Within 14 days we reserve the right to charge the stay’s full cost if we cannot resell the room. Cancelling within 48 hours of arrival will incur a charge of the total cost of the stay. Should we be unable to open due to government restriction increases then there will be no charges for cancellations and any payments will be refunded in full. We ask all guests to not travel should they have any symptoms of COVID-19 however minor or should they have been in contact with a person who has tested positive for COVID-19 within the last 14 days. Should you need to cancel due to testing positive for COVID-19 or being told to isolate by NHS Track and Trace we are offering a voucher to the amount of your saty minus a £40 admin fee. We will request proof of such event to confirm. 

Any outstanding balance upon check out will be charged to the card on file.

We recommend you take out Travel insurance to cover the costs of cancellation, however unlikely you think it may be.


Reservations made through third parties

Please be aware that any reservations made through third-party travel agents are subject to the terms and conditions outlined in their confirmation to you.
Any changes to your reservation at the hotel under these agreements must be made via the third party travel agent and not direct with the hotel.



We provide complimentary parking on site to our guests strictly subject to availability. We cannot guarantee a parking space however there is ample free street parking outside the property. Cars and their contents are parked entirely at the car owners’ risk.


Damage, Loss & Smoking

We reserve the right to make a charge for any damage or loss caused to a room by a guest, this includes damage caused by spillage or vomiting sickness. Any damage or loss will be charged to the card on file. The Sandy Duck is a strictly non-smoking establishment anywhere in the building and its grounds. Should you smoke in your room our fire system will trigger and we will charge you £100 to your card for having to undertake a deep clean of your room.
In-room toiletries are there for your use during your stay. All bottles are reused to reduce plastic waste. Please do not take them home, even if empty, or you could be liable for the cost of replacement.

Disability Access

Due to the original layout and design of our property, we are unfortunately unable to offer easy access for guests with mobility issues. We invite our guests to discuss their specific needs in advance of their booking in order to give us the possibility to assist where possible and establish whether our property will be suitable for their needs.

Please note In the case of unforeseen circumstances The Sandy Duck reserves the right to reallocate you to another room if necessary.
